The candidate will be using the Qualia settlement software or similar settlement software. Prepare preliminary and final title commitments. Prepare commercial and residential title policies. Prepare and/or Review purchase and sale and loan documents including but not limited to deeds, bills of sale, security deeds, assignment of leases and rents, estoppel certificates, indemnification agreements, mortgage releases, UCC financing statements, title affidavits, lien waivers, etc. Prepare HUDs for commercial closings or Closing Disclosures (CDs) for residential closings along with ALTAs for residential closings. Balance and fund files in Qualia including preparing wires. Follow up for cancellations needed for post-closing. Order and analyze surveys and prepare and review legal descriptions. Coordinate closing logistics. Prepare closing checklists. Oversee execution of documents and recordation of appropriate documents. Organize complex transactional files. Loan closings consist of Conventional and SBA loans.
